			<content:encoded><![CDATA[<p>Landlords who lease a wide range of property onshore and offshore (specific boats) have a legal obligation with regard to gas safety. Every landlord letting property containing gas appliances like boilers among others, has a responsibility to provide the tenant with a copy of the up-to-date landlord gas safety record (certificate).</p>
<p>In order to acquire this safety record, a landlord needs to take care of the following:</p>

<p>Arrange for annual gas safety inspections and provide a copy of the <a href="http://www.commercial-gas-services.co.uk/key_services/gas_servicing/landlords_gas_safety_record" target="_blank"><strong>landlord gas safety record</strong></a> to the tenant within 28 days of the actual inspection or of the tenant taking up residence. This record should be clean and not have any outstanding defects either in the gas installation or appliances. The safety certificate will be provided by a Gas Safe registered engineer.</p>
<p>In order to get the safety record the landlord has to make sure all pipes, appliances and flues are maintained in a safe condition.</p>
<p>The landlord is responsible for all the gas appliances provided with the property that is leased to a tenant. If a tenant installs a gas appliance then the landlord’s responsibility in terms of gas safety concerns only the parts of installation and any pipe work. The landlord is not responsible for the gas safety record for the actual gas appliance installed by a tenant.</p>
<p>There are strict laws in place for <a href="http://www.commercial-gas-services.co.uk/" target="_blank"><strong>Gas Services</strong></a> which must be complied with. All gas safety records need to be retained for a period of 2 years. If a landlord uses a managing agent for his or her properties then the management contract must clearly specify who will be responsible for gas safety compliance.</p>
